The ground is the flat Chino Valley floor over decomposed granite, clay, and caliche, with the view lots picking up enough slope to matter. Level lots need drainage built in, since flat ground ponds. View lots need grading that holds the vista while still shedding monsoon water off the house, and caliche shows up in the trench either way.
A view lot is worth more, and a pad or drive that fights the slope wrong can crack the slab or send runoff at the foundation and waste that premium. A licensed contractor who reads the grade right protects both the view and the investment.
