This is bottomland ground, spread out and low, the kind of flat that looks easy until the water has nowhere to run. What you do with grade and drainage is what decides how a lot here holds up.
The ground is Chino Valley's flat, open valley floor, clay and caliche over decomposed granite rather than the granite shelves you fight up in Prescott. Flat lots look easy but drainage has to be engineered, because water sits instead of running. Caliche layers slow trenching, and clay pockets hold moisture right where a pad needs to stay dry.
