The ground in Crossroads Ranch

The monsoon crosses this open ground in washes, so we read those runs and build swales and culverts sized to carry the flow around your house, barn, and paddocks.

Crossroads Ranch is equestrian country up Williamson Valley Road, roughly twenty miles north of Prescott. Lots stretch from four acres to over a hundred, so this is genuine acreage where owners keep horses and want room to build well back off the road. Out this far the land is open and rolling, and everything you put in you put in yourself.

This is high desert grassland with decomposed granite, rock, and caliche layers under the surface, and long distances between where the road ends and where the house goes. Access roads, pads, and utility runs cover real ground here, and there is no city water or sewer to tie into, so wells and septic and their trenches are part of the picture. Monsoon runoff crosses the open ground in washes you have to route around.
