This is country-living ground, spread out and quiet, where owners build with space around them rather than fences on both sides. The lots are big enough that the site work runs longer than the house itself.
The soil out here is decomposed granite over caliche, with clay showing up in the lower spots that holds water after a storm. Grades are gentle across the grassland, but that flatness means drainage has to be built rather than assumed, or a low parcel stays wet. The caliche makes every trench and footing slower than it looks from the road.
