In The Estates at Cherry Ridge, the ground is a small, elevated pocket that sits up off the valley floor, on two-acre lots with paved access and long views to the south and west. The lots have real elevation, dropping off toward the open views instead of sitting flat. That elevation is the setting owners come up for, and it is also what the dirt work has to be built around to keep a pad solid up here.
Sitting up higher than the valley floor, these lots have real fall to them, decomposed granite and clay over caliche on ground that slopes toward those southern and western views. Elevation and slope mean the water moves fast in a monsoon and has to be controlled before it reaches the pad. The caliche shelf under the surface makes the trenching and footing work the tough part.
On a two-acre elevated lot, uncontrolled runoff finds the low side quick and undercuts a pad or a drive that was not built for it. A careful, licensed contractor who grades for the slope from the start is what keeps an elevated custom build sitting solid for the long haul.
