The ground in Coyote Springs

A stock tank on an equestrian parcel out here has to be keyed and sealed against sandy, caliche ground, so we shape stable slopes and build the berm and spillway to hold and pass water.

Coyote Springs runs across the north end of Prescott Valley, a rural corridor of larger lots where the town thins out into open equestrian country. The parcels here run from two to ten acres, drawing horse owners and folks who want a house with room for a barn, an arena, and turnout on open high-desert ground.

This is Lonesome Valley high-desert ground: sandy and gravelly soil over caliche in stretches, flatter than the granite country to the west with wide, open grade. Caliche can stop a trench, the flat ground does not shed water on its own, and a horse property means the site has to work for the barn, the arena, and the runs as much as the house.

On an equestrian parcel the pad, the barn site, the arena, and the drive all have to sit right and drain right, because standing water and soft ground are a problem for horses as much as for a foundation. An owner here wants a contractor who grades the whole property to shed water and gets the caliche worked before it holds up the build.
