Prescott is the county seat, roughly 45,000 people, sitting a mile high in granite and ponderosa. On a single lot the ground can run from a decomposed-granite bench to a boulder pile in the space of fifty feet.
The signature here is rock. Under a skin of DG you hit granite shelves, seams, and buried boulders, and the good lots are usually the sloped ones with views, which means grade and drainage both have to be engineered rather than assumed. Access on the older in-town parcels is often tight, with mature pines and neighbors close on either side.
On this rock, a pad that comes in off grade or a drive that scours out in the first storm costs you more than doing it right the first time. Cheap dirt work here gets torn out and paid for twice.
