In Cottonwood the Verde Valley soils run to expansive clay, sandy river deposits, and caliche in the trench line, so we test the bench for perc, set an alternative field where the clay swells and shrinks, and crown the flat pad to move water off.
Cottonwood is the hub of the Verde Valley, around 12,000 people, and it is a different world from the Prescott high country. This is lower, hotter ground along the Verde River, red and tan soils instead of granite, on the benches that rise above the river.
The Verde Valley soils run to clay, sandy river deposits, and caliche, with the hardpan showing up right where you need to trench. Expansive clay near the river swells and shrinks with water, and the flat benches drain poorly, so pad and yard grading matter more than any slope does. Basalt and river cobble turn up in the cut on some lots.
