Cordes Lakes is a platted area strung along I-17 with paved road access and long looks toward the Bradshaws and Mingus, which is a big part of why people buy here. The lots are smaller and more defined than the raw acreage around it, so the work is often infill: a pad, a drive, and utilities squeezed onto an established street.
This is high-desert ground of decomposed granite and caliche, firm underneath but loose on top, with slopes that catch afternoon monsoon cells off the Bradshaws.
