Cordes Lakes is a platted area strung along I-17 with paved road access and long looks toward the Bradshaws and Mingus, which is a big part of why people buy here. The lots are smaller and more defined than the raw acreage around it, so the work is often infill: a pad, a drive, and utilities squeezed onto an established street.

This is high-desert ground of decomposed granite and caliche, firm underneath but loose on top, with slopes that catch afternoon monsoon cells off the Bradshaws. The caliche layer is the usual surprise, brutal to trench and unforgiving to a machine that is undersized for it.
