High Valley Ranch sits off Copper Basin Road, large lots set in the ponderosa pines right up against the national forest. The pines and the elevation make it particular: you are building among tall trees, on forest-edge ground that carries slope and drains fast.
The soil is granite-based with rock shelves and boulders working under a duff layer of pine needles and roots. Copper Basin ground carries slope, and the tree cover means a pad or drive has to be threaded through mature ponderosa worth protecting. Fire is the constant here, and drainage off the sloped, forested ground moves fast when the monsoon hits.
