Mingus Meadows sits close to the foot of Mingus Mountain, where the parcels run to about two acres of open ground set up for horses. The mountain rises right off the eastern edge, so a lot here has room for a barn and an arena alongside the house. Being this near the base changes the ground under your feet.
Closer to the mountain the decomposed granite thins over harder rock and caliche, and the parcels catch the runoff coming down off the Mingus slopes when the monsoon hits. Grades tilt gently toward the valley, which is useful for drainage if it is planned and a liability if it is not. Trenching for a horse property means fighting caliche across a long run of water and power lines.
