Whispering Canyon sits up on the high open plains along Williamson Valley Road, and what sets it apart is elevation. Parcels here span more than a thousand feet of rise, so one lot looks out at the Santa Maria Mountains and the next reads clear across to Mingus.
The plain up top is decomposed granite over a hard granite base, firm to build on but rocky once you dig. Where lots slide off toward the canyon edges the grade picks up and surface water starts to move, so each parcel has to be read on its own for fall and drainage. Most of the work here is setting the pad and getting water off the ground before it moves.
Owners here paid for the long views, so a pad set off grade or a drive that channels runoff undoes what brought them to the ground in the first place. A careful contractor protects the view lines and keeps the grade from sending runoff where it does not belong.
