The Viewpoint sits on rolling grassland in Prescott Valley, with wide views of Granite Mountain, Mingus, and Glassford Hill. The lots run smaller and closer together here than out on the rural acreage, and the ground rolls gently rather than lying flat. It is tidy ground, and the site work is expected to match.
The lots here sit on rolling decomposed-granite grassland with caliche underneath and the usual valley-floor clay in the lower pockets. Grades are moderate, so drainage across a smaller lot has to be handled precisely to keep water off the pad and out of the neighbor's yard. Trenching still means breaking caliche, even on a finished, platted street.
