For a 2,600-square-foot-plus home on this slope we over-excavate the granite shelf and build a large pad back in compacted lifts, so the custom house sits dead level with drainage falling off toward the road.
American Ranch sits at the base of Granite Mountain, equestrian country with lots running from one to five-plus acres. There is room here for a house and horses both, with the mountain right behind you and open ground all around. An owner comes out for that space and the setting against the mountain.
Sitting against Granite Mountain, this ground is decomposed granite over hard rock shelves and boulders, and the land tilts down off the mountain. A big house wants a large, dead-level pad, which on this grade means real cut and fill over rock. Runoff coming down off the mountain has to be intercepted before it reaches your building envelope and the horse ground.
