Yavapai Hills spreads across the hills just off Highway 69 on the east side of Prescott. It is one of the more established parts of the east side, and the ground is hill country, up and down more than it is flat. What looks like a gentle slope from the road turns into real grade once you are on the lot.
The ground is rolling granite hillside, decomposed granite over rock with boulders surfacing on the steeper parcels and grade that has to be respected on nearly every lot. Access is good off the 69 corridor, but the slope means pads and drives get cut in rather than laid flat.
