Building on horse ground works differently from the start, because the house shares the parcel with a barn, turnout, and arena, and the whole layout has to grade and drain for both people and stock.
This is central Yavapai ranch ground, decomposed granite and clay over rock in the valley reaches, with caliche layers that turn up where you least want them. Horse properties pack the surface hard under traffic, and drainage has to keep runoff out of the stalls and paddocks as much as away from the house.
