The ground in Equestrian Estates

When an old barn, shed, or slab has to come out, we break it out, haul the debris off the ranch, and grade the ground clean so the new outbuilding starts on solid footing.

Equestrian Estates is ranch property, horse ground where the land is set up for animals as much as for a house. Building on horse ground works differently from the start, because the house shares the parcel with a barn, turnout, and arena, and the whole layout has to grade and drain for both people and stock.

This is central Yavapai ranch ground, decomposed granite and clay over rock in the valley reaches, with caliche layers that turn up where you least want them. Horse properties pack the surface hard under traffic, and drainage has to keep runoff out of the stalls and paddocks as much as away from the house. Access is usually open, but the working areas of the ranch each need their own grade.

On a horse property a drainage or grading mistake does more than wet a foundation, it leaves a muddy paddock or a flooded stall that hurts the animals and the value. An owner here needs a licensed contractor who understands that the barn and the turnout have to drain and grade as carefully as the house.
