The ground in The Dells at Prescott

Trenching to a house here can mean rock-sawing through granite shelf, so we get the utilities to code depth, bed them to protect the line, and compact the backfill flush over ground that fought us the whole way.

The Dells at Prescott sits right next to the Granite Dells. The Dells themselves are some of the most photographed granite in Arizona, giant weathered domes and boulder piles, and building near them means building on their edge. Owners here come for that scenery, which puts a premium on getting the ground right.

This is the hardest granite in the county. Where the Dells run, you find massive intact boulders, rock outcrops, and shallow shelf under a thin skin of decomposed granite, so a building envelope often means working around rock that is not going to move. Drainage threads between the outcrops in ways you have to read on the ground, and the low spots collect monsoon flow fast.

A house set in the Granite Dells only works if the pad, the drive, and the drainage are cut to the rock instead of fighting it. Set a slab over an unseen shelf or ignore where the water runs between the domes, and the fix is expensive and slow, on a lot where every mistake is in plain view.
