Poquito Valley runs through the Coyote Springs corridor on the north edge of Prescott Valley, where the county thins out into rural acreage and horse property. Lots here are big and mostly unimproved, so what you buy is raw ground that has to be shaped before anything gets built on it. The ground is high desert grassland over decomposed granite, with caliche seams and scattered granite that show up once you dig. Grades are gentle across most of the corridor, but that flatness means water has nowhere natural to go, so ponding and sheet flow have to be engineered off the building envelope. Access is off dirt county roads, and a fresh site usually needs a drive cut before a machine can even reach the pad.
