Headwaters Ranch spreads across large open parcels of Big Chino grassland in Paulden, up near where the springs feed the head of the Verde River at around 4,200 feet. Buyers come here for the room, the long views, and space to build a rural home or a hobby setup well off the road, which puts the whole build on you and your contractor to make the raw ground work.

This is volcanic country, with basalt flows and hard rock ledges under alkaline clay grassland soil and the caliche that comes with it. On a big undeveloped parcel there is no infrastructure to lean on, so the pad, the long drive, the well line, and the drainage all get built from scratch, and the basalt can turn a routine trench into slow, careful rock work.

Out here you own everything from the county road to the front door, so a drive that washes out or a pad that was not built for the rock is entirely your problem to fix.
