Headwaters Ranch spreads across large open parcels of Big Chino grassland in Paulden, up near where the springs feed the head of the Verde River at around 4,200 feet. This is volcanic country, with basalt flows and hard rock ledges under alkaline clay grassland soil and the caliche that comes with it. On a big undeveloped parcel there is no infrastructure to lean on, so the pad, the long drive, the well line, and the drainage all get built from scratch, and the basalt can turn a routine trench into slow, careful rock work.
