The ground in Spring Valley

On a Spring Valley acreage lot the pad often sits on caliche over granite ledge, so we over-excavate the hard shelf, then build back to surveyed grade in compacted lifts that drain away from the slab.

Spring Valley sits in the high-desert chaparral along the I-17 corridor near Mayer, where residential lots spread out across rolling ground between the highway and the Bradshaw foothills. This is acreage country, so a lot here usually starts as raw dirt with a long approach off the county road and views a buyer paid for and wants kept.

The ground is decomposed granite and caliche over granite ledge, dotted with chaparral brush and the odd wash cutting through. Slopes are moderate but the caliche runs shallow in spots, so a shovel-depth guess about how deep the rock sits is usually wrong. Summer runoff funnels toward the Agua Fria side of the valley and finds every low point on a lot that was not graded for it.
